Market update February 2024

Chartwell Noble Predicts a Brighter Horizon for Worcestershire's Housing Market in 2024

Worcestershire's housing market is on the cusp of a significant turnaround, according to local estate agency Chartwell Noble. With the UK's real estate sector gradually emerging from its recent slump, the agency is optimistic about what 2024 holds for both buyers and sellers in the region.

Ross D'Aniello, a founding director at Chartwell Noble, shares his perspective on the evolving landscape. "The Worcestershire market is showing promising signs of activity, with an increase in both prospective buyers and sellers. This is a positive indication of a broader revitalisation within the UK housing market," he explains.

Recent data from Halifax supports this optimism, revealing a nationwide increase in house prices, including a notable rise in January to an average of £291,029. This growth is attributed to several factors, including competitive mortgage rates, reduced inflation, and a strong labour market, all of which contribute to a favourable start to 2024 for the housing market.

However, Ross urges caution amidst the optimism, pointing out the challenges that may lie ahead. "The imbalance between demand and supply, coupled with persistently high interest rates, could present affordability issues, particularly for first-time buyers. It's a situation we're monitoring closely," he states.

In contrast, Zoopla's reports reveal a stable average house price, with regional variations reflecting the market's complexity. The beginning of 2024 has seen a surge in buyer interest, suggesting a robust year for the housing market in Worcestershire and beyond.

For sellers, the timing couldn't be better. Ross highlights Rightmove's research, which suggests February as the prime month for listing properties. "Homes listed in February tend to sell quicker and are more likely to reach completion. It's a strategic advantage that sellers should consider," he advises.
