Over the past few weeks, we’ve been spending a lot of time out on viewings and valuations, and having conversations with buyers. Whilst the headlines talk about interest rates and market conditions, some interesting shifts are happening rather quietly…

Here, we look at a few things we’re seeing right now:

1. Space that works for modern living
Not necessarily bigger spaces, but more usable ones.

Buyers are thinking carefully about layout, not just square footage.
A separate workspace, a quieter corner, or flexible rooms are becoming more important than an extra bedroom on paper.

2. Energy efficiency is no longer a “nice to have”
This has moved up the priority list quite quickly.

Better insulation, modern heating, and overall running costs are being asked about much earlier in the conversation.
It’s not always a deal-breaker, but it’s very much part of how buyers assess value.

3. Lifestyle is winning over postcode slightly more often
We’re seeing more people prioritising:

  • A specific village feel
  • Access to walks, countryside or independent shops
  • A sense of community over pure convenience

In short, people are thinking beyond the house itself.

4. “Finished” homes are attracting a premium
Buyers are increasingly cautious about major projects.

Homes that feel ready to move into, even if not perfect, are commanding stronger interest compared to those needing significant work.

5. Outside space still matters… but purposefully
It’s not just about having a garden anymore.

Buyers are asking:

  • Can I sit out here privately?
  • Is it low maintenance?
  • Does it enhance how we’ll live day-to-day?

Whilst these considerations are not dramatic shifts on their own, together, they’re subtly changing how buyers make decisions… and ultimately how property values are being perceived across the market.
